Self Build vs Custom Build

If you've made the exciting decision to build your own home, you have an important decision to make before getting started: self build or custom build? For those who are new to this kind of thing, we can explain the difference.

Different levels of responsibility

With self build, you take responsibility for every stage of the build project yourself, including buying the supplies and hiring the labour. This is the option for the confident with a passable knowledge of the various building trades. Someone who relishes the challenge of negotiating the price of all the materials and coaxing the best out of the different professionals  involved with building your own home.

Custom build is the right option for those who are a little intimidated by the many day-to-day responsibilities of construction. They still want to make all the fun design decisions involved in building their own dream home, but are quite happy to pass the cut and thrust of project management on to a seasoned expert.

Self build

To help you decide which option will work best for you, here’s a look at the main advantages and disadvantages of both.

With a self build project, you do all the work yourself from sourcing and purchasing the plot of land, liaising with the planning application authority and utility providers to arranging the site surveys. While this puts more responsibility on your shoulders, it also makes the process more rewarding. And potentially cheaper (providing you can avoid making costly mistakes along the way).

Sourcing and managing contractors, managing deliveries on site and absorbing the cost of delays, you take care of it all. While some will enjoy rising to this kind of challenge, others will feel out of their depth, particularly if they’ve never undertaken a project like this before.

Custom build

Custom build is the ‘clean hands’ approach to building your dream home. Working with an experienced developer partner, you can rely on them for finding land and purchasing your building plot, obtain planning permission and organise all the necessary site investigations and surveys

Once everything is good to go, your designated site manager will organise everything from the teams of qualified tradespeople to the delivery of your materials. A Fixed Price Build Contract will ensure that the bill at the end matches the budget agreed up front, no matter what problems you might encounter along the way. You also have the reassurance of knowing that timelines are fixed too.

While you pass all the headaches on to someone who’s used to them, you’ll still have as much creative input as you like. Not only that but Concept Two offer a range of flexible build packages to suit your needs. So, while you’ll pay a little extra for the expert support every step of the way, you will still see the vision of your dream home realised, exactly as you imagined it.
