Sell your land for development and unlock its potential

At Concept Two, we also work with landowners in the South East who are looking to maximise the value of their land. Perhaps you have a large garden or agricultural land accessed from a road or driveway? If so, you may already have full, detailed planning permission. However, if you don't we can help with obtaining planning permission on your behalf. And when it comes to assessing the development potential of your site, including its market value, we're quick and decisive.

Unlike a typical land agent, we have a proven track record for developing successful residential development schemes that compliment and blend harmoniously with the neighbourhood, and for achieving commercially viable planning consent. We also have extensive knowledge of the planning system for local areas and good working relationships with Local Authorities.

Having a direct relationship with the developer, rather than mediated through a land agent, has further benefits. There is certainty as to what your new neighbouring development land will have on it, unlike selling land via a land acquisition agent and being at the mercy of whatever prospects they can interest in the site. This can have benefits to having greater confidence in the value of your own remaining land and also continued good relations with neighbouring land owners.

So, you can relax knowing you're in safe hands. To find out more about selling your land, get in touch with Reg our Custom Homes Specialist Reg@concept-two.co.uk.

Case Study - Eversley

Case Study: Eversley

A large parcel of land set in a private lane, and located within the settlement boundary and Eversley Conservation area.

An ideal Custom Build opportunity, Concept Two were approached by the Landowner and subsequently worked in close partnership with them to bring forward a luxury 2500 sq.ft detached home.

We achieved a straightforward and quick, detailed planning permission and the plot was marketed and sold on behalf of the Landowner as a fully customisable opportunity to suit the individual plot purchaser's lifestyle and needs together with our own Fixed Price Build Contract and flexible package options.

The Landowner achieved a more favourable land value than selling to a Developer, and Construction was completed, and handed over to the Custom Build clients within 12 months.

Landowner Testimonial

Selling off part of your garden can be a daunting prospect, especially when you plan to remain in your home whilst the new property is built.

Concept Two were recommended to us, and from the first meeting, we felt that they were a company we could trust. A number of challenges were faced along the way, but it always felt like we were in it together, as partners.

With the build carried out during lockdown, we feared the noise would make working from home a real challenge, but the team at Concept Two made a real effort to keep disruption to a minimum and took full responsibility for handling any neighbourhood concerns.

We would recommend Concept Two without hesitation to anyone considering a Custom Build land sale

Sell My Land for Development

Is it better to sell land with Planning Permission?

Selling land to a Developer with full planning permission would net you a better offer/return.

If, however, you wish to work with a Custom Home Builder, an Outline Planning permission would be more suitable in preparing a Design Code to maximise the value of the land. Similarly, if your land does not currently have planning, working in partnership with us from an early stage to obtain planning permission from your local authority will ensure you achieve the best possible outcome/return on your investment.

What is the best way to sell a piece of land?

It really depends on what you are hoping to achieve. If it’s a quick sale with no further involvement in the site, then consider a Developer sale. Do bear in mind, however, that the Developer will be looking for a commercial return on their investment which will be reflected financially in their offer.

Alternatively, in order to fully maximise the value of your land, working in partnership with a Custom Home Builder with experience in land sales may be a more suitable and profitable route for you.
